As a Realtor who specializes in helping people make wise real estate moves, one of the most common—and important—questions I get is: “Should I sell my home right now?” The answer isn’t always simple, but I believe that asking the right questions can help us uncover the best direction for your unique situation.

1. If You Sold Your House Today, Could You Buy What You Want With Your Proceeds?


This is where the rubber meets the road. Many homeowners have an idea of what their home should sell for, but the market may not always agree. It’s crucial to understand what buyers are actually paying—not just what Zillow says your home might be worth. Then we consider whether the money from your sale will realistically get you into your next home.

If you’re upsizing, downsizing, or relocating, we need to know if the market inventory and your financial picture support that change. Could your sale fund your dream home, or will it leave you short?



2. What Are Your Reasons for Selling?


Are you looking for more space? Less space? A better neighborhood? Closer to family? Ready to retire? These motivations matter. Selling a home is a big decision—both financially and emotionally. Understanding your “why” helps us determine whether this is a move you need to make now, or if it’s something we can plan for down the road.



3. What Are Your Long-Term Goals?


It’s one thing to sell based on short-term needs, but I always encourage clients to think 5, 10, or even 20 years ahead. Will this move bring you closer to those bigger life goals? Will it help you retire earlier? Put kids in a better school district? Cut your commute? Build equity in a more appreciating neighborhood? Your real estate strategy should work for you long term—not just meet today’s needs.



4. Does the Market Picture Look Favorable or Unfavorable for Your Goals?
